About
Anderson County Development Standards is a designated branch of Anderson County Government that helps to maintain, promote, and encourage orderly growth that is conducive with the community. Development Standards processes and reviews applications and issues permits for both commercial and residential projects. Anderson County’s Development Standards department is also an impartial liaison to the Anderson County Planning Commission and Board of Zoning Appeals. Anderson County Code of Ordinances Chapter 24 Land Use and Chapter 48 Zoning grants the Anderson County Planning Commission, Board of Zoning Appeals, and Development Standards the legal authority to review, change, approve, or deny proposed land uses.

FOR ALL APPLICATIONS PLEASE ALLOW A MINIMUM PROCESSING TIME OF 48-72 HOURS DUE TO HIGH VOLUME
Applications may be submitted digitally (by email)(preferred method), by mail, or in-person. Each application will specify if it can be submitted digitally (by email) or physically (by mail or in-person).
All applications are being updated to reflect this change. All applications should be fully updated no later than December 2022.
Also do note that all payments, supporting documents, and applications must be submitted simultaneously. If payment and other supporting documents are not received during the time an application is submitted, the application will not be processed until all required items are received.

Land Development/Large Scale Project: $450.00
Major Land Development Projects: $750.00
Floodplain Development Permit – $450.00
Residential Compliance Letter:-$50.00
Sign Permit: $60.00
Off-Premise Sign $50.00 plus $5.00 per decal, plus $75.00 permit fee. Renewal 4 times a year but not to exceed 180 days within a year.
Seasonal Temporary Event Permit, Haunted House, Tent Revival, Snow Cone Stand, Fireworks Stand, Christmas Tree Stand: $100.00
Home Occupation Permit: $100.00
Cell Tower Permit: $600.00
Special Exception Application Fee: $300.00
Variance Application Fee: $300.00
Planning Commission Variance Fee: $300.00
Preliminary Plat Review Fee: $500.00 per lot and $20.00 per lot
Revisions to Preliminary Plat $250.00
Final Plat Review for Subdivisions: $250.00 plus $20.00 per lot
Residential Subdivision Grading Permit Fee: $750.00
Individual or Boundary Survey of 1-2 lots $20.00
Individual or Boundary Survey of 3 or more lots $200.00
Plats for any utility easement water, sewer, power or ingress after 2nd review with revisions $20.00

Starting July 1, 2020, all County Roads & Bridges Driveway Installations must fill out the Driveway Acquisition Application along with the required Fee of $1,500.00 or you may choose to apply for a Roads & Bridges Encroachment Application. The Fee is $100.00 (For a Contractor or Individual to Install).
